Brandychase; Project for Pride in Living

Project for Pride in Living, Inc. proposes to develop a 44-unit affordable housing apartment building near the intersection of West 7th Street and Springfield Street.  The directors have not taken an official Brandychase position on the project but have been active in the project meetings surrounding the development.  Any opinions expressed are those as an individual homeowner and not necessarily those of Brandychase itself.

PPL Board of Zoning Appeals - APPROVED

Public hearing to consider the appeal of Matthew Soucek (Project for Pride in Living) to a decision of the Board of Zoning Appeals denying two variances in order to construct a 44 unit affordable housing development at 2236 West 7th Street.

PPL Variance Status

The HDC Board held a Special Meeting to address the Variance requests of Project for Pride in Living.   The Community Development Committee had held three Community meetings on this issue in Jan and Feb of 2009, but the Board was asked to weigh in on the Variances before the BZA hearing on August 24th.
 
Two variances were needed in order to consturct a new 44- unit apartment building in the Shepard-Davern Overlay District.  1) A minimum of two acres is required for any development in this area, 1.23 ares is proposed for a varaince of .77 acres.  2) A minimum 25 foot setback is required for the parking lot along Benson Ave., 4 feet is proposed for a setback variance of 21 feet.
 
After listening to a presentation from PPL and having Community Input for and against the Board voted to recommend denial of both Variances
 
The HDC submitted their recommendation to the BZA which held a hearing on August 24.  They voted 4-2 to deny PPL the variances needed.   The BZA will formalize the resolution and vote at their next scheduled meeting on Sept 8.  After that date there is a two week time period that PPL has to file an appeal with the City Council.
